Northwest One Community Advisory Committee Meeting - Spring 2011

On March 2, 2011 Steve Green and Jeff Smith represented the 2 M Street, NE development team from William C. Smith + Co at the quarterly Northwest One Phase One Community Advisory Committee meeting at the Southern Baptist Church at 134 L Street, NW. The meeting was attended by approximately 40 people. Led by the Office of the Deputy Mayor for Economic Development, the meeting included a status report from the different entities involved in Phase One of the Northwest One development, and community updates from The Severna, the Sursum Corda residents group, National Public Radio, and the District Municipal Police Department. Steve Green gave a comprehensive presentation on the status of the 2 M Street, NE project. He stated that we currently are working to obtain permits and close on financing for the project so that construction can begin in the Summer of 2011. Preliminary off-site Pepco work is scheduled to start this Spring. He responded to questions about CBE hiring, apartment rents, affordability, and project features and amenities. Also providing the meeting attendees with Phase One Status reports were the Walker Jones School Campus, HOU, and the Perry School.

ANC 6C Planning, Zoning, and Environmental Committe Meeting

Last night, Matt Ritz and Peter Armstrong from William C. Smith + Co updated ANC 6C Planning, Zoning, and Committee on the project known as 2 M Street (formerly known as Northwest One - Site 2). 2 M Street will be a mixed income project with 314 apartment units (93 affordable units and 221 market rate) and 4,100 square feet of ground floor retail. 2 M Street will include Class A amenities including a fitness center, basketball court, lounge, club room, business center, conference center, rooftop party room, rooftop terrace, and rooftop pool. In addition, 2 M Street will seek LEED Gold and Green Communities Certification. "Green" features include cistern for recycling rainwater to reuse as cooling tower makeup water and irrigation for the green roof, solar panels, low flow plumbing fixtures, energy star appliances, car charging stations, green roof, and bike racks for 110 bikes. The project is scheduled to start construction late Spring 2011.

William C. Smith + Co.'s Turkey Outreach





On November 23, 2010, William C. Smith + Co donated 230 turkeys just in time for Thanksgiving to residents of Sursum Corda Cooperative, former residents at Temple Courts (via Housing Opportunities Unlimited in Sibley Plaza), Mt. Airy Baptist Church, Perry School, NW Church Facility Network, and Father McKenna’s Homeless Shelter. Employees from William C. Smith + Co and The Warrenton Group helped distribute the turkeys provided by Giant Food. The Smith team added a "green" feel to the donation by distributing the turkeys in reusable bags.

Northwest One Community Advisory Committee Meeting - Fall 2010

Last Wednesday night (11/3/10) William C. Smith + Co and The Warrenton Group attended the quarterly meeting of the Northwest One Advisory Council at which Steve Green (William C. Smith + Co) provided an update on the 2 M St. project. The project is currently under initial review by U.S. Department of Housing and Urban Development (HUD). The development team anticipates receiving HUD's "Invitation to Apply" letter sometime (hopefully) before the end of this year. If so, the development team would submit a final application in January with the hopes of receiving final approval in the early spring; groundbreaking would follow shortly thereafter in April. The development team discussed the commitment to the use of at least 40% CBE participation and that we were working with the general contractor, WCS Construction on achieving that goal. In addition, based on the timetable above, the development team in conjunction with WCS Construction and their subcontractors, will begin working with individuals and groups in the neighborhood on maximizing the job opportunities for local residents closer to the anticipated groundbreaking in the spring.

Advertising for CBE Sub-Contractors

As reported last week, WCS Construction is currently soliciting sub-contractor pricing on the 2 M Street construction plans. In addition to circulating flyers to community stakeholders, the Office of Small and Local Business Development issued a news release inviting CBEs to Bid on the project http://newsroom.dc.gov/show.aspx/agency/olbd/section/2/release/20375

Other news outlets have also runs ads including but not limited to the Washington Informer, the Washington Examiner, Asian Fortune, District Chronicles, and The Blue Book.

WCS Construction, LLC, the General Contractor, is currently soliciting pricing for the project known as 2 M Street (also known as Northwest One Site 2). All interested parties should follow instructions on the Invitation to Bid sheet below. This is a Davis-Bacon Prevailing Wage Rate project.
